Lighting Matters When Selling Your House

Remember the last time you were in a furniture store or other major home retailer? Remember the fully decorated displays of furniture, appliances and other products? Some of those may have even been organized as model rooms.

What did most of those displays have in common?

Chances are, they were well lit.

In fact, in the retail industry, there are professionals who specialize exclusively in display lighting. It plays such an important role in showcasing and selling home products successfully that the stores are willing to absorb the expense.

And the same holds true for your house.

If you want to show your house well, and sell it quickly and for the best price, make sure every room is well lit.

There are probably some rooms in your house where the lighting is adequate, such as the kitchen and bathrooms, and perhaps the foyer. But there are other areas where the lighting may be mediocre. Take a close look at:

  • - Closets
  • - Storage areas
  • - Bedrooms
  • - Laundry rooms
  • - Hallways
  • - The garage

If there are areas in your house that are dark or shadowy, the solution may be as simple as installing higher wattage bulbs, provided your fixture can accommodate them. Keep in mind that brightness can vary significantly from one type of bulb to another. For example, a 40-watt energy efficient bulb may not give off as much light as a comparable standard bulb. So do some experimenting. Your goal is to make the room feel bright yet comfortable on the eyes.

Also, don’t forget to open drapes and blinds. Often the best and most pleasant source of light for a room is the sun shining through a window.

The Three Most Important Rooms

When you prepare your house for sale, you want to make every room look stunning. But, for any number of reasons, that isn’t always possible. You may not have the time or resources to redecorate or “stage” your entire house. So if you have to choose just three rooms to focus on, which should they be?

According to studies, home buyers base over 50% of their overall impression of a home on three rooms: the front entrance area (or foyer), the kitchen, and the main family room. So it pays to focus your efforts on these key areas.

To begin, make the front entrance area look as spacious as possible. Remove coat racks, shoe mats, and other items that may make the space seem smaller than it is.

Then, make sure the kitchen is as clean and uncluttered as possible. Remove any unnecessary appliances and other items from the countertops. Touch up cupboard areas where the finish has chipped or faded, and consider upgrading the hardware.

Finally, make sure the family room feels spacious and comfortable. You want a potential buyer to imagine relaxing there, with his or her family.

Hey, You! - Take Your Shoes Off!

As I already mentioned on FB yesterday, I had the most silly experience with the Home Seller yesterday. While myself and my buyer client were touring the house, home Seller grabed our shoes that were left by the front door and parked them outside the front door, right on the busy sidewalk in downtown Toronto.


While some of my friends thought it was a pure outrage, I find it kind of funny, especially considering the fact that the house was not clean at all and we should have just kept our shoes on.

Now, this is what I wanted to discuss for the longer time - shoes issue.

1. Slip ons - I was thinking whether I should get those plastic slip ons to go over your shoes, but then, what if the client slips in those and falls?

2. Putting that "Remove your shoes" sign - Dear Seller, please, have mercy, make sure you have the right to do so, meaning, your house is clean enough, nothing is crawling in the basement, random nails are not sticking out and there are no puddles of water on the floor.

3. I was diligently asking my clients to bring spare pair of inside shoes, but sometimes they just come straight from work or just simply forget.

4. I was offered slippers by the Seller before - no, thank you

5. I always have a spare pair in a car but I feel bad wearing it when my client goes barefoot.


Such a shoe dilemma :) And dont take this post seriously - I am just thinking out loud :)

5 Common Offences of Home Sellers

You've been in this house for years, you know every little thing, you also stopped noticing some little things long time ago. And some of those things aren't little. Some of them are huge, LOUD, OFFENSIVE and INSULTING! I know, we discussed this before, but repetition is what makes it perfect! Here we go - 5 most common offences of home sellers!

Offensive Home Sellers



1. Offense number 1 - Home owner at home during showings. I have to say, while some couples will just sit quetly in the corner watching TV and minding there own business, the others will follow the agent and buyers everywhere. Asking questions, interrupting, pointing out upgrades and trying to direct everyone around the house. Just an FYI, buyers have eyes, they have ears, noses and all other parts of their bodies - meaning they can see, smell and touch on thir own - just let them be!

2. Offence number 2 - Pets! Pets are great, they are our dear friends and family members, they are cute and adorable, but...Some buyers have allergies, some are just afraid of certain animals. And why do you think they are in your house? Right, to see and buy it. Not to pet your cat and not to talk to your bird.

3. Offence number 3 - Smells! And the worst are - smoking, pets and strong spices. I wish Sellers know how many times I had Buyers run back to the car as soon as the house door opens! Some smells are very tough to remove, especially in the carpeted areas. My only advice would be - clean, clean and clean

4. Offence number 4 - Renovations on the way! Try to finish all the projects before your home goes on the market - you really don't want the buyer to see all those cans of paint, ladders, pieces of wood and brushes. And even less then that you want your buyer to trip over this stuff.

5. Offence number 5 - Dirt / Clutter. If you have too much stuff to put it nicely away - better load it in boxes. Buyers will rather understand piles of boxes in a corner then piles of clutter on the floor and all horizontal surfaces.

Respect your potential buyer  - this is the best thing you can do to sell your home fast and for top dollar.

App of the Day - Compass

When I first saw compass app on my phone, I had a good laugh. Why would they install it? And how would you use it in a city as little as Toronto? We have street signs, GPS, most of the newer cars show the direction the car is heading. Now guess what? Today this app saved my open house from turning into a major disaster.

Asian family came in, liked the house to the point of wanting it, but then the war started. They had to know precisely where the East and West were. Husband was showing in one direction and the wife in the other. They started arguing quite loudly in the language I don't speak, running around, tripping over furniture and scaring other visitors.

Good thing I remembered that app we were laughing at, and set the phone on the table for them to see. They stopped running and arguing, checked the compass and looked very pleased.

Then they took off to find their agent. They liked the price, location, floor plans. Those directions seemed to be the only problem. My intuition is telling me  - we will be getting an offer.

Thanks, IPhone! I think now I like you more then I hate you.

I love documenting this sort of conversations, cause I can  always can go back and have a good laugh.

Getting an on-line request yesterday - showing for so and so condo, downtown Toronto.

Calling back, trying to ask some pre-qualifying questions:

- What date would you like to move?
- I don't know yet
-Well, we are in May now, would this be mid-June or July.
- No-no, this is too soon, can I just see the appartment?
- Of course you could see it, but are you thinking of renting?
- No
- Are you thinking of buying in this building and like to get an idea?
- No
-Then why would you want to see it?
- I just want to see it.
- ??????


Now, I am a little concerned. Does something in my appearance suggest that I would drive downtown, pay for the parking, not to mention the wonderful traffic, just so someone "will see it" ? Seriously, do I look like a free adult entertainer?
