Sell Your Home Faster With An Outdoor Makeover

When you put your home on the market, it’s important that you make the indoor living space as attractive as possible to potential buyers. The foyer should look spacious and inviting. The bedrooms, neat and uncluttered. The basement, clean and well lit.

All good advice.

But don’t forget the outdoor living space. That too has a significant impact on how quickly your home sells and for how much. You want to make the area around your property, from the front walkway to the backyard deck, as attractive as possible.

How do you do that? Here are some tips for sprucing up your outdoor living space that can be easily implemented.

  • - Trim the hedges. Like a haircut, it gives your landscaping a clean, styled look.
  • - Place flower pots in strategic locations, such as next to the front steps and on the deck or patio.
  • - Fix anything that’s loose or squeaking, such as fence gates, shutters and deck railings.
  • - Remove anything unsightly, like garbage bags and piles of garden cuttings.
  • - Sweep all walkways, especially the one leading to your front door.
  • - Wash the outsides of your windows. (No need for ladders, buckets and scrub brushes. Most home improvement stores now sell window washing kits that hook up to your garden hose.)
  • - Check to make sure everything works: water taps, electrical outlets, exterior lights, etc.

You can probably get most of this work done in a single weekend. It’s worth it. Making your outdoor living space look great will dramatically increase your home’s appeal to potential buyers.

The #1 Ingredient Needed To Sell Your Home Quickly

There’s a long list of ingredients needed to sell your home quickly. Obviously, you want to make your home as clean and uncluttered as possible. You should also make sure any outstanding repairs are done. And, of course, all the little things you can do to make your home “show” well are important, too.

But the number one ingredient needed to sell your home quickly is the right price tag. If you set the price of your home just right, buyers will come to see it, and there’s a good chance you’ll get some good offers. If you price your home too high, however, few buyers will take an interest in your property and it might languish on the market for months. Worse, it might not sell at all.

So how do you determine the right price at which to list your home?

One of the best ways is to do an analysis of what similar properties in your area have sold for recently. What people are actually paying for homes like yours — in communities like yours — is the best indicator of the true market value of your home.

Increasing Foyer Appeal
Posted on Fri, 25 Mar 2016, 07:30:00 PM  in Home selling tips,  Marketing strategies,  My services,  Home Owners Tips,  Mississauga,  Etobicoke,  Toronto

You’ve heard of curb appeal. It refers to the good impression buyers tend to get when they first see your house “from the curb”. The greater the curb appeal, the more enticing your house will seem.

But there’s another type of appeal you may not be aware of: Foyer appeal. That’s the impression buyers get when they first walk in the door.

Think of what happens when someone visits your house for the first time. Chances are, they stand in the foyer for a few moments, look around, and take in the view of your house from that perspective.

That’s why, if you’re preparing your property for sale, it’s important to make the foyer look as attractive and inviting as possible.

Obviously, you want to make sure it’s clean and free of clutter. You don’t want potential buyers to trip over shoes or catch a glimpse of an over-stuffed coat closet.

If you have a welcome mat, make sure it’s clean and in good shape. Or, better still, buy a new one.

Finally, make sure that the rooms that can be seen from the foyer look attractive.

The impression you want to make is, “Wow. I can’t wait to see the rest of the house!”

What is Your Priority - Time or Money?

There are people who will spend any time to save a bit of money and there are people who will spend any money to save a bit of time. Who are you?

Our life is just too short to become a professional in everything. You could be OK in many fields, you could be truly brilliant in just a few.
The question is, when you need something done, something that you don't do everyday and that you don't really love doing, would you spend time and effort to master the skill or would you pay to get it done?
Would you cut your own hair?
Would you fix your kitchen faucet?
Would you sew your new shirt when you need one?
Would you bake a birthday cake for your kid?
Would you do your car oil change?
Would you replace your roof yourself?

and
Would you sell your own house?

Many of this things if done yourself would save you money but not time. There are also other risks involved and one of the risks is messing it up so badly that you would waste both your time and your money.

There are things, that I would never do no matter how much it costs. I will never touch accounting. I will not try to fix anything related to electricity, computers or cars. I cant sing.

There are also things, that I can do, but I have to admit - I suck at pet grooming, I am a horrible gardener, I make disgusting coffee and I cant golf (once I got a standing ovation from the club house people after I managed to hit a ball, finally, after 40 minutes of ridiculous attempts)

But, I am brilliant at selling houses, great at negotiations and fabulous at finding dream homes, even when the buyer does not even suspect this was their dream home :)

Let Potential Buyers Feel at Home!

You may think that being a host or tour guide for potential buyers who are viewing your home is a good idea. After all, who knows more about the wonderful features of your property than you do?

The problem is, buyers don’t feel the same way.

They much prefer to see your home with only a REALTOR® present. This helps them feel less like an intruder and more comfortable giving your property their full consideration.

Is Your Home Market Ready?

Putting your home on the market may be the last thing you have on your mind.

But as you know, life happens. Things change. You might unexpectedly find yourself in the position of wanting or having to quickly sell your home.

It happens more often than you might think. In fact, according to studies into why people sell their homes, more than a third are due to relatively quick and unexpected changes. Something happens – a job relocation, a lifestyle change – and the homeowner finds him or herself making a move.

In these situations, the biggest source of stress is caused by the need to prepare the current home for sale.

If you’ve lived in your house for a few years, or even just a few months, you know how quickly things can pile up. The garage and basement get filled with stored items. Things needing minor repairs get put on hold.

That’s why it’s a good idea, every so often, to inspect your property and ask yourself, “If I had to put my home on the market this month, what would I need to do?” Then plan to get those things done. That way, if you suddenly find yourself wanting to sell your home quickly and for the best price, you’ll be ready.

Reducing The Stress Of Selling
Posted on Fri, 12 Feb 2016, 07:55:00 AM  in Home selling tips,  My services,  Happy Houses,  Home Owners Tips,  Mississauga,  Toronto
Tags:,  ,  ,  ,  ,

Selling a house can be a stressful process for the entire family. You need to keep the place clean and looking its best. You need to stay away during viewings. You may even need to look for a new home at the same time.

Although you won’t be able to eliminate all the anxiety, good advanced planning will certainly help reduce it.

First, talk to a REALTOR® well before you decide to put the property on the market. A good REALTOR® can help you determine whether any repairs, improvements, or minor touch-ups should be done, so that your home will sell faster and for the best price possible.

Once the property is on the market, plan some excursions with the family during open houses and other viewing times. These are the perfect opportunities to check out local restaurants, museums, parks and other amenities.

To keep your home clean and tidy for potential buyers, consider hiring a maid service on a short-term basis. You’ll have a lot on your plate during this period and having the floors and washrooms cleaned by someone else can relieve a lot of stress.

Your Property Is The Product

They say, “Home is where the heart is.” How true! That’s why, when selling your property, it’s important to realize that your home – your heart — is moving to another place. Your current property is now a product that you want to sell quickly, and for the best price possible.

Making that mental transition, however, isn’t easy. After all, you probably have at least one fond memory associated with every room in your house! Here’s a tip: Pack up the personal items, such as pictures and trophies. Rearrange the furniture. Make it look like someone else’s home.

When you let go of your emotional attachment to your property, you’ll be able to be more objective when preparing it for sale.

Home Renovations That Pay Off
Posted on Fri, 15 Jan 2016, 03:55:00 PM  in Home selling tips,  Marketing strategies,  My services,  Home Owners Tips,  Mississauga,  Toronto,  Oakville,  Kitchens,  Design
Tags:,  ,  ,  ,  ,  ,

There are two main reasons why homeowners invest in a home renovation or major redecorating project: They want to enjoy the results of the new kitchen, bathroom, flooring or other improvement they’ve made; and/or, they hope that the money they spend will come back to them – at least in part – when they sell their home.

So which projects are most likely to increase the resale value of a home? A story by Joanne Cleaver, featured on MoneyWatch.com last year, identified five renovation projects that give you the most bang for your renovation buck.

Floors. Old, scuffed or dated flooring tends to get noticed by home buyers, regardless of how well the rest of the room is decorated. New flooring — especially stone, ceramic tile and hardwood – can make any room look larger and more inviting.

Kitchen. When it comes to selling your home, the kitchen is one of the most important rooms. The more modern, new and spacious it looks, the faster your home will tend to sell. That’s why you can expect a pay back of up to 80% of the cost of a kitchen renovation.

Bathrooms. Who isn’t impressed by a new and gleaming bathroom with a big shower, modern faucets and other attractive décor? That’s why hotels spend so much time and money making their bathrooms look great. According to the Cleaver article, homeowners tend to get a pay back of up to 75% of the cost of a bathroom upgrade.

Closets. Any improvement that makes a closet look roomy and organized tends to result in a pay back of most of its cost. Even something as simple as installing a good closet organizer can have a dramatic effect.

Energy-saving upgrades. In this age of increasing energy costs and environmental concerns, home buyers are drawn to such features as energy-saving windows, lighting, thermostats and more.

Keep in mind that home improvements don’t just have an impact on the selling price of your home, they also help to sell your home faster.

Giving Buyers a Grand Entrance
Posted on Thu, 14 Jan 2016, 04:05:00 PM  in Home selling tips,  Marketing strategies,  Happy Houses,  Home Owners Tips,  Design

The front door is usually the first feature of a house that buyers see and feel. How do you ensure it makes a grand first impression? That’s easy.

  • - Put on a fresh coat of paint.
  • - Replace worn or faded door handles and locks.
  • - Install a brass kick plate at the bottom of the door.
  • - Clean the exterior door frame. Make it shine.

These may seem like little things. But they can make a big difference to the first impression your house makes on potential buyers.
